Owning Real Estate in Costa Rica
Laws and Practical Information
All Costa Rican real estate ownership is guaranteed to any citizen of any country of the world. The transfer of real estate ownership is handled by a Costa Rican attorney and Notary Public who will verify the validity of title and ownership and file new ownership documents with the Costa Rican Public Registry (Registro National) on your behalf. For extra security, Stewart Title can be contracted to do a full title search and provide title insurance. Ownership can be held by an individual, partnership or corporation. Property closing costs are between 3 and 4% of registered sale value.
Property taxes are paid to the local municipality where the property resides and are generally very low.
